Overview

Designed Newmark real estate offer memorandums—investor-facing publications that combine property storytelling with critical data, built to captivate investors and stakeholders while making complex information easy to digest.

Role & Scope

  • Owned the visual design and presentation system for the memorandums: typography, layout, composition, and overall publication design.

  • Built layouts that organize floor plans, property imagery, and financial data into a clear, engaging reading flow.

  • Tailored typographic tone to match different property positioning (e.g., trustworthy/solid vs. luxury/elegant).

Constraints

  • Brand alignment + audience expectations: visuals needed to reinforce credibility for commercial assets and sophistication for luxury estates.
  • Information density: required strong hierarchy and balance so critical details stayed readable while maintaining visual interest.
  • Stakeholder review/approvals: built for investors and stakeholders, implying multiple reviewers and accuracy requirements.

Process

  • Brief: start from the property story and required content (plans, imagery, financials) and the intended positioning.
  • Exploration: test typographic directions and page hierarchy to set the right tone (commercial trust vs. luxury elegance).
  • System: establish grid, type pairing, and layout rules that guide the reader smoothly through key info.
  • Production: build and refine pages with balanced composition; integrate visuals/data for comprehension and engagement.

Outcome

  • Delivered a series of real estate offer memorandums with a consistent, polished design approach—structured to improve comprehension and maintain investor attention.
  • Concrete outputs included multi-section layouts integrating floor plans, property photography, and financial information within a cohesive presentation framework.

Investment Marketing / Art Direction / Publication Design

The challenge
A premier waterfront property in downtown Fort Lauderdale steps from Las Olas — luxury positioning that needed to feel aspirational without losing the financial credibility investors expect from a major multifamily offering.

The approach
I built the visual narrative around the property’s dual identity: urban energy and waterfront lifestyle. Every design decision — typography, texture, composition — was calibrated to hold both without feeling like a compromise. The layout guided investors through the investment story with the same ease you’d feel walking the property itself.

The result
A publication that positioned Harbour New River as a premier asset, not just another listing — reinforcing both the property’s market value and Newmark’s standard of presentation.

Marketing Collateral

Investment Marketing / Art Direction / Publication Design

The challenge
A luxury multifamily offering in West Palm Beach with an established brand identity. The OM needed to honor that brand while making a compelling case to investors — precision and creativity in equal measure.

The approach
I treated the brand as a constraint to design within, not around. Custom typography, stylized maps, layered textures, and subtle illustration techniques were all chosen to amplify Anya’s upscale character while keeping financial information clear and scannable. Every page had to earn its place.

The result
An investor-facing publication that felt native to the Anya brand — sophisticated enough for a luxury audience, structured enough for institutional review.

THE COASTAL PORTFOLIO

Investment Marketing / Art Direction / Publication Design

The challenge
Three Florida multifamily properties. One offering memorandum. The goal: make institutional investors feel the lifestyle and trust the numbers — simultaneously.

The approach
Rather than defaulting to Newmark’s standard OM template, I built a new design system from the ground up — one that could carry both the warmth of a coastal brand and the credibility of a $100M+ investment package. That meant custom rent comp maps, a refined typographic hierarchy that shifted tone from page to page, and visual storytelling that let photography and data breathe together instead of competing.

The result
A new benchmark template that Newmark now uses as the standard for multi-asset portfolio offerings.

To capture that essence, I introduced a fresh design direction incorporating beach-inspired textures, soft water tones, and subtle coastal illustrations. Departing from the standard OM layout, I reimagined the structure with new custom rent comp maps, thoughtfully composed spreads, and visual storytelling that paired data with photography and graphics to enhance clarity and engagement. Every page was designed to balance elegance with functionality—using scale, color, and composition to guide the reader through the investment narrative. This project not only refreshed the look of Newmark’s portfolio materials but also set a higher design benchmark for future multi-asset offerings.
